China Mortgage Planning Calculator

Estimate a fixed-rate loan using equal principal and interest or equal-principal repayment with the loan amount, whole-year term and annual rate you enter.

This is a mathematical planning estimate, not a current-rate quote or approval.

Estimate

Equal monthly payment
—
First payment — Last payment — Total repayment — Total interest —

The rate remains fixed for the whole modeled term. Actual contracts may change rates, rounding and payment dates.

GUIDE

Mortgage planning guide

01

Equal principal and interest

The same modeled amount is paid each month. Early payments contain more interest and later payments contain more principal.

02

Equal principal

The same principal amount is repaid each month while interest declines with the outstanding balance. The first payment is highest, the last is lowest, and total interest is lower than equal principal and interest under the same fixed inputs.

03

Official method context

Current official housing provident-fund guidance recognizes equal principal and interest and equal-principal methods for loans longer than one year. This calculator accepts a user-entered rate and does not claim a current national mortgage rate.

Extra payment and refinance comparison

Compare a remaining loan, recurring extra payments, and a hypothetical refinance using rates and costs you enter.

CNY
Assumptions, worked example, and source
  • Rates are user-entered; no current lender rate or product recommendation is supplied. Most countries use annual rate ÷ 12. Canada uses nominal semi-annual compounding converted to a monthly rate.
  • Extra payment is applied after scheduled interest with no prepayment charge. Enter any early-repayment charge in refinance costs and confirm overpayment limits with the lender.
  • Refinance break-even accumulates monthly payment differences until they recover upfront costs. It is a cash-flow measure, not an equity, tax, opportunity-cost, or approval analysis.
  • The default worked example compares one remaining balance over its remaining term. Replace every assumption with the current statement and a formal refinance quote.
