Officetel/Commercial
• Under 50M: 0.5% max

Frequently asked questions
Who pays the commission, the buyer or the seller?
Both parties pay separately. In a sale, the buyer and seller each pay their own agent; in a lease, the tenant and landlord each pay their own agent.
How is the transaction amount calculated for monthly rent?
Add the deposit to monthly rent × 100. If that converted amount is under KRW 50 million, recalculate it as deposit + monthly rent × 70 before applying the rate.
Is the rate shown the actual amount I have to pay?
The rates and amounts shown are legal maximums. The actual fee can be negotiated with your agent within that cap.
Do officetels have a different rate than residential houses?
Yes, officetels classified as commercial-use buildings follow a separate rate schedule from residential houses, though actual usage can affect which schedule applies.
Does the result include VAT?
No, the amounts shown exclude VAT. If the broker is a general taxpayer, an additional 10% VAT may apply.
