Definition and Difference Between Exclusive and Supply Area

Exclusive area is the actual living space in an apartment, including rooms, living room, kitchen, and bathroom—spaces enclosed by walls. Balconies were excluded before 2005, but the 2005 building law revision includes expanded balconies in exclusive area. Supply area = exclusive area + common residential area, where common residential area includes stairs, corridors, and elevator halls shared on the same floor. If exclusive area is 59㎡ and supply area is 84㎡, common residential area is 25㎡. Contracts state supply area, converted to pyeong using 1 pyeong = 3.3058㎡: 59㎡ is about 17.8 pyeong, 84㎡ about 25.4 pyeong.

Apartment Area Notation and Understanding

㎡ (square meter) and pyeong are both used. Since 2007, official documents use only ㎡, but pyeong is still common in daily life. Conversion: ㎡ ÷ 3.3058 = pyeong, pyeong × 3.3058 = ㎡. Common conversions: 10 pyeong = 33㎡, 20 pyeong = 66.1㎡, 25 pyeong = 82.6㎡, 30 pyeong = 99.2㎡, 40 pyeong = 132.2㎡. Apartment pyeong notation is based on supply area; "84㎡ type" means 84㎡ supply area, with exclusive area usually 59~62㎡. The same 84㎡ type can have different exclusive areas depending on the complex.

Exclusive Ratio Calculation and Interpretation

Exclusive ratio = (exclusive area ÷ supply area) × 100% indicates floor plan efficiency. Higher ratio means more usable space for the same price. Typical ranges: small (under 59㎡) 65~75%, medium 70~75%, large (over 85㎡) 75~85%; recent apartments average 72~75%. Exclusive 59㎡ and supply 84㎡ gives (59÷84)×100 = 70.2%; exclusive 114㎡ and supply 135㎡ gives 84.4%. Larger units have higher ratios as corridor and stair proportion is lower.

Residential Common Area vs Other Common Area

Residential common area includes spaces shared by multiple units on the same floor: elevator hall, stairs, corridors, and common entrance, distributed proportionally to each unit's exclusive area. With two 50㎡ units, one 100㎡ unit, and 30㎡ common area on a floor, each 50㎡ unit gets 7.5㎡ and the 100㎡ unit gets 15㎡. Other common area includes complex-wide facilities: management office, security, community facilities, mechanical rooms, and underground parking. It is included in the sale price but not on the property deed.

Actual Pyeong vs Sale Pyeong Difference

Sale pyeong is supply area converted to pyeong, shown on contracts. Actual pyeong is exclusive area in pyeong—the actual livable space. For "84㎡ type": sale pyeong 25.4 (84÷3.3058), and at exclusive 59㎡ the actual pyeong is 17.8, a difference of 7.6 pyeong. Sale price is based on sale pyeong: at 20M KRW per pyeong an 84㎡ type costs 508M KRW, but actual use is 17.8 pyeong so the actual price per pyeong is 28.54M KRW.

Apartment Selection Guide by Size (20, 30, 40 Pyeong)

The 20-pyeong range (exclusive 40~59㎡, supply 59~84㎡) suits newlyweds and 1-2 person households, mostly 2-room layouts with 59㎡ most common. The 30-pyeong range (exclusive 66~85㎡, supply 85~114㎡) suits 3-4 person families, with 84㎡ (25-pyeong) most preferred. The 40-pyeong range (exclusive 99~132㎡, supply 115~165㎡) suits families of 4+, with high exclusive ratios over 80% and excellent space efficiency. Selection factors include household size, budget, future expansion potential, resale demand, and exclusive ratio.
