Definition and Difference Between Exclusive and Supply Area
Exclusive area is the actual living space in an apartment, including rooms, living room, kitchen, bathroom - spaces enclosed by walls. Balconies were excluded before 2005, but 2005 building law revision includes expanded balconies in exclusive area. Supply area = Exclusive area + Common residential area. Common residential area includes stairs, corridors, elevator halls - shared spaces on the same floor, not inside individual units. For example, if exclusive area is 59㎡ and supply area is 84㎡, common residential area is 25㎡ (84-59). This area cannot be used directly but is included in sale price. Contract documents must state supply area, converted to pyeong using 1 pyeong = 3.3058㎡. 59㎡ exclusive = about 17.8 pyeong (59÷3.3058), 84㎡ supply = about 25.4 pyeong.

Apartment Area Notation and Understanding
㎡ (square meter) and pyeong are both used. Since 2007, official documents use only ㎡, but pyeong is still common in daily life. Conversion: ㎡ ÷ 3.3058 = pyeong, pyeong × 3.3058 = ㎡. Common conversions: 10 pyeong = 33㎡, 15 pyeong = 49.6㎡, 20 pyeong = 66.1㎡, 25 pyeong = 82.6㎡, 30 pyeong = 99.2㎡, 35 pyeong = 115.7㎡, 40 pyeong = 132.2㎡. Apartment pyeong notation is based on supply area. "84㎡ type" means 84㎡ supply area, with exclusive area usually 59~62㎡. Same 84㎡ type can have different exclusive areas depending on complex.

Exclusive Ratio Calculation and Interpretation
Exclusive ratio = (Exclusive area ÷ Supply area) × 100% indicates floor plan efficiency. Higher ratio means more usable space for same price. Typical ranges: Small (under 59㎡) 65~75%, Medium (59~85㎡) 70~75%, Large (over 85㎡) 75~85%. Recent apartments average 72~75%. Example 1: Exclusive 59㎡, supply 84㎡ → Ratio = (59÷84)×100 = 70.2%. Only 70.2% of sale price goes to actual usable space. Example 2: Exclusive 114㎡, supply 135㎡ → Ratio = 84.4%. Larger units have higher ratios as corridor/stair proportion is lower.

Residential Common Area vs Other Common Area
Residential common area includes spaces shared by multiple units on the same floor: ① Elevator hall, ② Stairs, ③ Corridors, ④ Common entrance. This area is distributed proportionally to each unit's exclusive area. Example: One floor with two 50㎡ units, one 100㎡ unit, and 30㎡ common area → Each 50㎡ unit gets 7.5㎡ (30×50÷200), 100㎡ unit gets 15㎡. Other common area includes complex-wide facilities: ① Management office, ② Security, ③ Community facilities (gym, library), ④ Mechanical/electrical rooms, ⑤ Underground parking. This area is included in sale price but not on property deed.

Actual Pyeong vs Sale Pyeong Difference
Sale pyeong is supply area converted to pyeong, shown on contracts. Actual pyeong is exclusive area in pyeong - actual livable space. Example: "84㎡ type" → Sale pyeong 25.4 (84÷3.3058), Exclusive 59㎡ = Actual pyeong 17.8 (59÷3.3058). Difference is 7.6 pyeong (corridors, stairs). Sale price is based on sale pyeong. At 20M KRW per pyeong, 84㎡ type costs 508M KRW (20M×25.4). But actual use is 17.8 pyeong, so actual price per pyeong is 28.54M KRW (508M÷17.8).

Apartment Selection Guide by Size (20, 30, 40 Pyeong)
20-pyeong range (Exclusive 40~59㎡, Supply 59~84㎡): Suitable for newlyweds, 1-2 person households. Mostly 2-room (master + small room) layout. 59㎡ (national standard) is most common. High competition, good resale demand. Average price (2024 Seoul area): 25~35M KRW per pyeong. Total 600~900M KRW. 30-pyeong range (Exclusive 66~85㎡, Supply 85~114㎡): Suitable for 3-4 person families. 3-4 room layouts. 84㎡ (25-pyeong) most preferred. Average price: 28~40M KRW per pyeong. Total 700M~1.2B KRW. 40-pyeong range (Exclusive 99~132㎡, Supply 115~165㎡): For 4+ families, spacious preference. 4-5 rooms, large living/kitchen. Average price: 30~50M KRW per pyeong. Total 1.2~2B+ KRW.
